Pat’s practice has focused on Northern Virginia’s commercial real estate industry for the past 20 years. His typical client is a developer or corporate client working to:

• acquire
• finance
• zone
• subdivide
• obtain plan approval
• build residential and commercial projects throughout the region.

Pat also works with homeowners’ associations to resolve disputes with developers; a common example can involve the adequacy of developer provisions for “common element” construction, such as recreational facilities or an entrance guard house.

He has significant experience working with local, state and federal officials on land use permits. In one typical case, a developer’s lot was too small to meet regulatory requirements for the proposed use. Pat was able to obtain the necessary variances, significantly enhancing the project’s profitability.  Similarly, he has worked with many of the larger church congregations in the area to obtain the special permits allowing them to expand. He often can simplify and expedite the ordinary site plan approval process, saving both time and money on projects that otherwise can be stalled for weeks. He also works with both borrowers and lenders to negotiate and document commercial real estate loans.
